We will take the time to listen to your goals, create an action plan and take you through each step with guidance. Most importantly, you will know what to expect as you shop for a home and throughout the approval process.

How it works - Here’s a detailed overview of the steps

Make the decision to be a homeowner

Congratulations on taking the first step!

Apply for a mortgage and submit required paperwork

You will submit an application where you can also securely upload documents to support your income and asset as stated on the application. Application will be reviewed within 24 hours of submission, 7 days a week

Get Approved

Your application will be reviewed within 24 hours of submission, 7 days a week and a preapproval letter will be sent out to you 

Choose an Agent

Start working with an knowledgable and active realtor in the area who has your best interest at heart. We're happy to connect you with a local realtor.

Shop for a home/start placing offers

You now start home shopping with your realtor and find your likes and dislikes. Once you find a property you love, we'll submit an offer. Make sure to keep us in the loop when submitting offers so we can contact the listing agents as well. 

Offer gets accepted

You can celebrate just a little bit. The real celebration will happen when we hand you the keys!! 

Get to know your escrow officer/wire in your initial deposit

Your escrow officer will send you an email with wiring instructions once your offer is accepted. You will use this to wire your 3% Ernest money deposit within 72 hours of offer acceptance. 

Loan Disclosures will be issued

Once an offer has been accepted, you will receive loan disclosures that will clearly show your purchase price, down payment, monthly payment and closing costs. These are due out within 72 hours of the receipt of the purchase contract.

Lender will order your appraisal

An appraisal is a formal report prepared by a licensed professional. The appraiser will visit the subject property, take pictures and measurements and give you an assessment of the value along with the basic condition of the home.

Processing

The loan processors will analyze your pay stubs, W2s, tax returns and then verify that the information provided on these forms are accurate. They also verify your income as reported with the IRS. The processor prepares the loan file for underwriting.

Underwriting

Since we only hire the best, you can be sure that your loan file is treated with love. It’s not just paperwork, we read the whole story. The underwriter may ask for additional documentation in preparation for closing.

Underwriting clears your loan to close

Time for a happy dance. We are now ready to get you to the closing table by preparing your final loan documents. Thanks to our awesome teamwork, you will have a smooth and exciting closing experience.

Sign your paperwork with a notary

You'll meet with the title company's certified notary at the location of your choice to sign the loan and escrow documents. 

Get keys to your new home!

When you’re happy, we’re happy. Congratulations on a successful transaction. Your loan is funded. Here’s to our new and lasting partnership!
